Property description & features

Lovely period stone cottage, originally part of a farm, set back from a cul-de-sac road just a few moments walk from the village centre. Available 28th June, unfurnished.

Kirtlington needs little introducton locally! It is, simply, one of the most popular villages in North Oxfordshire. There are many reasons, ranging from the great local primary school, high quality pubs, lovely walks etc, to the swift access to Oxford, London and Birmingham with excellent road and rail links. But for many the community with its all-inclusive ethos, sense of vibrancy and spirit makes it the sort of place people rarely want to leave.

18 Hatch Way is one of the lovely 19th century buildings originally forming part of the farm. It is stone-built with lovely tall ceilings downstairs and good sized windows throughout which ensure it is always airy and light. It has also recently been beautifully renovated throughout by the owners, who are well known for their high quality care of their tenants. The position of the house is quiet, set back behind a parking area and garages, keeping it completely shielded from any passing vehicles - of which there are few in any case as Hatch Way is a dead end.

The front door opens into a hallway with stairs to the left that rise and turn with a window halfway up that floods light down across the hall, and underneath them is a cupboard. On the right, the living room is an exceptionally good size, and feels even larger due to the high ceilings. And it's characterful too, with beams overhead and the old barn opening at the rear containing large windows and glazed double doors. Next door, the kitchen is fully stocked with a new suite including oven, fridge/freezer, washing machine and even a dishwasher. It's well designed to maximise all the space available. And, as with the living room, there's access to the terraced garden at the rear.

Upstairs, both bedrooms are a great size, ample doubles with broad windows, and one contains a wardrobe inset. They are provided for by a modern bathroom that's fully tiled for ease and contains a brand new suite with a large shower pan. Also on the landing is a further large cupboard.

Outside, to the front the house sits back behind a pretty frontage that's mainly gravelled with a variety of plants off to the left, and a concrete path to the entrance. There are two parking spaces just the other side of the front garden wall. To the rear, the garden is completely enclosed with close board fencing, and a gate at the rear leads to a path. The whole area is paved for ease of maintenance.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on June 2, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 2, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 17, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
